Job Overview:

Little Birdy is partnering with a growing owner’s rep firm to find an experienced and dynamic Project Manager. The ideal candidate will have a strong background in both residential and commercial construction project management, with a proven ability to lead projects from inception to completion. In this role, you’ll oversee all phases of construction, manage project teams, ensure quality control, and deliver projects on time and within budget.

Key Responsibilities:

  • Lead and manage residential and commercial construction projects, from pre-construction through to final delivery.
  • Develop detailed project plans, including timelines, budgets, and resource allocation.
  • Coordinate with architects, engineers, contractors, and subcontractors to ensure that the project is completed in line with design specifications and within regulatory requirements.
  • Monitor project progress, quality, and compliance with safety standards.
  • Manage project budgets, track costs, and handle change orders to ensure that the project stays on budget.
  • Oversee the procurement of materials and services, ensuring quality and cost-effectiveness.
  • Conduct site inspections regularly to ensure work is progressing according to plan and address any issues that arise.
  • Act as the primary point of contact for clients, providing regular updates on project status and addressing any concerns.
  • Develop and manage project schedules, ensuring all milestones are met on time.
  • Negotiate contracts with suppliers and subcontractors to ensure favorable terms for the project.
  • Ensure all project documentation, including permits, change orders, and project reports, are properly maintained.
  • Provide leadership and direction to project teams, including field staff and subcontractors.
  • Implement and enforce safety protocols and ensure compliance with OSHA regulations and other safety standards.
  • Risk management: Identify and mitigate risks related to the project timeline, budget, and quality.
  • Ensure that all projects are completed with a high standard of workmanship and meet client expectations.

Requirements:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
  • Minimum 5–7 years of experience in project management for both residential and commercial construction.
  • Proven ability to manage multiple projects simultaneously while ensuring deadlines and budget constraints are met.
  • Experience in project planning, budgeting, scheduling, and resource management.
  • Strong understanding of construction codes, permits, and regulations.
  • Proficiency in project management software (e.g., Procore, Buildertrend, Microsoft Project).
  • Excellent leadership and communication skills, with the ability to manage teams and collaborate effectively with clients, contractors, and stakeholders.
  • Ability to problem-solve and make decisions under pressure while maintaining quality standards.
  • Knowledge of OSHA regulations and a commitment to maintaining a safe work environment.
  • US-based candidates with the legal right to work in the United States.

Preferred Qualifications:

  • Experience managing large-scale commercial projects (e.g., multi-family housing, office buildings, retail spaces) and residential development.
  • Familiarity with cost estimating, value engineering, and quality control processes.
